We were instructed by the Developer to inspect and report on a landmark former college building to assess the condition and required repairs before conversion to an alternative use.

The inspection revealed several significant defects such as roof leaks, wet rot decay and dampness etc forming a breach of the tenant’s repairing covenants. Our task was further complicated by the specific exclusions in the Lease relating to reinstatement of alterations and fixtures demised through a previous Lease.

The survey encompassed all aspects of the site including external envelope, grounds & hardstandings, internal areas, mechanical & electrical and statutory issues. Dating to the Victorian era and having listed status, there were several aspects requiring specialist conservation knowledge and appropriate repair techniques.

Drones were used to inspect the complex and difficult-to-access roof areas, which were a critical component of the structure, and our client required surety of cost / condition for cash flow projections as scaffolding was not due to be erected for a number of months.

We highlighted the key concerns and provided a detailed repair schedule forecast for the next 10 years. Our advice made the developer aware of structurally significant issues that would need to be addressed before any conversion works could get underway.

Findings covered in our report included:
  • Dampness to ground floors due to failed membranes resulting in lifted flooring and interstitial condensation.
  • Failure of roof and rainwater goods detailing.
  • Insufficient internal ventilation.
  • Structural movement due to potential localised foundation failure.
  • Deleterious materials.
  • Aged mechanical and electrical equipment.
  • Concealed features of special historic interest.

Our building surveys cover all aspects of the site beyond the buildings and contents. Compass advised on the need for specialist investigations to determine risks from environmental issues. We also considered site topography & access, energy efficiency upgrades, fire hazards etc.
